About the calculators

A Builder's Guide to Someone Else's Money
Most people who hear about this financing method assume the appeal is a better return on the cash you put in. That misses the point. Jonathon Parker first used it on Churchill Downs and went on to use it on thirteen of his eighteen development projects.
On most of them his own cash equity fell to five per cent of project value; on the ones with a silent partner, it fell to nothing. What is not invested is hard to lose — and on all thirteen, the lender never once asked him for a personal guarantee.
He is just as plain about what it costs: roughly a quarter of gross margin under one structure, roughly fifty-five per cent once a silent partner is added. That is the trade, stated openly, with six worked comparisons showing exactly what it looks like in dollars at project sizes from $150,000 to $100 million.
